Values primarily change based on sales data and market trends identified through sales analysis our office performs yearly. Outside factors can also influence value: a change in property characteristics, supply, demand, cost of construction fluctuations, etc.
Building permits and new purchases will automatically trigger a physical inspection, to ensure accuracy in your property record. Procedurally, all properties fall within a 4-6 year cycle.
Wyoming Statute 34-1-142 requires that a Statement of Consideration form be filed with every deed, contract or other document transferring legal title from one party to another. Important information such as buyer, seller, purchase price, and terms of sale are required to be completed. This form IS NOT public information.
Yes. All appraisers responsible for determining value for assessment purposes must be certified (whether temporary or permanent) by the Wyoming Department of Revenue. Each appraiser must complete coursework and continuing educational hours as mandated by the State of Wyoming.
There are many checks and balances ensuring that valuations are in compliance. The Wyoming Department of Revenue audits individual taxation neighborhoods for compliance and the State Board of Equalization reviews the County as a whole. There are set medians (averages) that an Assessor MUST be between or risk disciplinary actions.
